Michael Houge, CCIM, SIOR closed on the sale of a 50,500 square foot industrial property in Grand Forks, North Dakota. Houge Co-Listed the property with the Chicago office of Cushman Wakefield. The property was sold to a food company that was interested in the excellent rail transportation and access to the Midwest markets.
Located in the Mill District at 2250 State Mill Road, Grand Forks, the building featured various sized drive in–doors, a dock door, a rail spur, floor drains, and indoor dock-high loading with a forklift ramp on more than 4 acres. Houge said, “The market in North Dakota has been a lot slower within the last year, so finding the right buyer for a very specialized property like this one could have been challenging. However, with the combined network between NAI Legacy and Cushman Wakefield, we were able to sell this property with relative ease.” The Chicago-based brokers, Alex Brody and Tim Cahill referred Houge the listing, as Houge holds a license in North Dakota and is familiar with the market.
